Futures is an ambitious developer and through our subsidiary Futures Living we're working with more partners in more local authorities than ever before. But we are always looking for new opportunities to work with land owners and agents, housing providers, developers and local authorities to create more homes and deliver more support to our customers and communities.

Our new corporate plan for 2024-27, CP24+, sets out our ambitions for development in the coming years. We aim to:

  • Build as many homes as we can, especially in Amber Valley, Erewash and West Northants.
  • Ensure that our new homes are safe, high quality and affordable to heat.
  • Continue our strategic partnership with Homes England to deliver or exceed our target of delivering 400 new homes.
  • Work with trusted development partners to deliver high quality new homes.
  • Clearly understand local customer needs and adapt our development programme accordingly.
  • Have more control and flexibility around the size, layout and specification of new homes to better meet customer need.
  • Focus on new affordable homes backed up by other tenures including market sale and market rent, that meet a need and generate revenue to help fund our work.
  • Improve how we work to reduce risk and give more assurance around the development programme.
  • Invest in our Development team so that we have the capability and capacity to deliver.
  • Seek to improve and regenerate our existing neighbourhoods.

We have an extensive network of cost consultants, risk managers, surveyors, contractors and manufacturers that will deliver a first-class product to the highest quality.

We own and manage more than 10,500 homes across the East Midlands, offering a strong management and maintenance service delivered in the heart of our communities.

We want to invest more in our communities through partnering with housebuilders to purchase Section 106 affordable housing allocations, and through joint-venture partnerships where we can share risk and reward to bring forward more homes, both affordable housing or market-led.

We operate across 23 local authority areas across the East Midlands, providing homes for sale, private rent, part-ownership and affordable homes for rent, investing in housing over the long-term.

This places us in the right position to work even closer with local authorities to regenerate our streets and neighbourhoods, to deliver more homes collectively, and to provide homes and services to a diverse range of customers.
